Is Greater Manchester still suffering from rental supply and demand issues?, as average rents soar across the region

Rents throughout the Greater Manchester area have increased once again, with tenants paying upto 10% more than this time 12 months ago in some Greater Manchester boroughs, as reported by the latest report from Zoopla. The latest rental report by Zoopla shows that UK tenants are paying an average of £1,284 per month in rent, equating to 3% more than 2024. But some areas of Greater Manchester are showing rent increases way above the national reported 3%.

Manchester city centre as rents soar across Greater Manchester

Lets take a look at several of the Greater Manchester boroughs to compare the current average rental figures:


Starting with Manchester itself, the report shows that rents have increased by 4% throughout 2024, with average rents now at £1,285 per month. Salford has also increased by a significant amount with the average rents now at £1,116, an increase of 3% in 12 months. Areas with excessive increases include Rochdale, where rents have dramatically increased by 9.5%, and now see an average rent of £881 a month. On the heels of Rochdale are Bolton, Wigan and Bury, where they have seen rents increase 7.9%, 7.7% and 7.1% respectively. Bolton now reporting average rents of £869pm, Wigan £798pm and Bury is now in the top 5 most expensive boroughs to rent a property with average rents of £949. Trafford, has only increased by 2.9%, but average rents still reach £1,211 per month. In Stockport you will be paying an average of £1,068 per month, this has seen a 6.6% rise in the average rents over 12months. Tameside average rents have seen a percentage increase that beats Stockport, with a 6.8%, and now average rents are £909 per month, and finally Oldham, where the average rent for a property is still below £1,000 at £912 per month, and a 12 month increase of 5.8%.


Out of the reported Greater Manchester boroughs above, Trafford is the only one that has seen an increase less than the national average of 3%.
