The top 3 cheapest places in England to buy a property in 2025

2024 ended with a 3.3% increase annually to the average property prices in the UK, according to the Halifax. Average house prices in the UK in 2024 were £287,535, and have now risen to £297,166, figures reported by Halifax showed. As we head into 2025 newly revealed figures from April Mortgages show the top three cheapest places in England where the average property prices are the lowest in the UK, and well below the national average, and where the best 'affordability' is found compared to the average wages for each of the areas.


Third lowest of the three is Darlington, where average property prices are currently £162,519 with average wages £33,008.


Second on the list is Sunderland, where you will find the average house price is £149,590, but with an average salary of £33,883.


The top spot on the list is Blackburn, where although the average house price is slightly higher at £158,293, the average salary is lower, £33,561.
