The UK House Price Index Feb 2025

Is it going to be a buyers market? The government office for national statistics recently updated its UK House Price Index, with the following interesting facts about the UK housing market data covering both house prices and rental figures.
The average house price in England in December 2024 was £291,000 which was up by 4.3% (£12,000) from the previous year. In Wales the average house price was £208,000, Scotland £189,000 and Northern Ireland £183,000.
Private rents increased in the UK, in the 12 months from Jan 2024 - Jan 2025, by 8.7%, with average monthly rents in England now at £1,375, Wales £780, Scotland £995. In Northern Ireland the average rent also increased by 8.3% from Nov 2023 - Nov 2024.
Zoopla reported that property prices are now at +2% inflation compared to this time last year, and the average UK house price is set to rise by 2.5% by the end of 2025, Knight Frank also predicted a 2.5% rise with Savills predicting a 4% rise
