The NRLA, National Residential Landlords Association, and their Chief Executive, Ben Beadle, have spoken out against the Spring Statement for 2025, released yesterday by the Chancellor, Rachel Reeves, stating that “It has done nothing to tackle the chronic shortage of rental housing to meet demand." Ben Beadle went on to say, “It has done nothing to reform a broken tax system which is failing to encourage and support investment in energy efficiency improvements. And it has done nothing to address the unjust freeze on housing benefit which is leaving so many renters fearful of how they will afford their rents.”

Although, in another response previously, the Treasury Minister, Emma Reynolds, had reportedly said ‘rental prices are ultimately determined by the total supply of housing, relative to demand’ showing a basic grasp of understanding required to address landlord and tenant supply, demand, and rent increase issues, it seems that this level of understanding was ignored by the Chancellor, with the Spring Statement showing nothing to help support the most basic landlord and tenant needs, Ben Beadle said: “Today’s statement was a missed opportunity to support renters across the country."

Colleen Babcock, from Rightmove, also addressed the issues faced by home buyers and stated, “It’s extremely disappointing that the government have not used the Spring Statement as an opportunity to extend the impending Stamp Duty deadline for those currently going through the home-moving process. We estimate over 70,000 buyers are going to miss the deadline and complete in April instead, and a third of those are first-time buyers."
