Former Manchester Development Site Revived

Could the beleaguered former Union Square, Manchester development, where works stopped over five years ago, be revived. Noble Design & Build purchased the site in 2024, which sits on Red Lion Street and Union Street, and are now looking to start working on the site again.


The original plans are said to be slightly tweaked to reduce the amount of homes in the development and to include a second internal staircase. The one and two bedroom properties will meet planning standards but also with a change to the original plans, proposed balconies will be removed.


The developments gross value is said to be £10.3m with a cost of £11.8m to build out according to a viability appraisal submitted to Manchester City Council. No affordable homes will be delivered.




The Union Square Manchester SPV went into administration in 2021, planning permission had been granted, for 37-apartments in 2016, but work never went beyond groundworks stage.


The development site was then put up for sale, with hopes of recovering funds.


Unfortunately private investors who paid deposits on the original apartments will not be able to recover anything.
